Arizona Gateway Project Phase 2 and Phase 3 Now Ready
The second and third phase of the Arizona Gateway Project subdivision
has been given final approval and parcels under reservation are
moving forward to the close of escrow.
The Arizona Gateway is a 450-acre planned commercial development
located just north of Lake Havasu City in Mohave County, the fastest
growing county in the state of Arizona.
Situated at the intersection of Interstate 40, a major east/west
interstate route across the United States, and State Highway 95,
a major north/south arterial which is in the planning process to
extend through Interstate 40 north. The extension will complete
the last spoke connecting Bullhead City, Laughlin, Nevada to Lake
Havasu City and all cities south. The new extension will serve all
of northwest Arizona, southeast California and southeast Nevada.
The Arizona Gateway provides commercial parcels to create the commercial/industrial
hub for Mohave County and add to the support of the markets for
Kingman, Lake Havasu City and Needles, CA.
Pilot/Wendy's, the first tenant in the development, has been operating
for several years followed by Terrible Herbst/Burger King anchoring
the corner of Phase I, several storage complexes and the new addition
of Loves Truck Stop currently under construction on the west side
of Highway 95. Several national chain motel operators are considering
the location and the recent opening of the Shops at Lake Havasu
Regional Mall just 10 miles south near the Lake Havasu Airport has
generated new retail activity for the area.
Commercial pads have been graded for most of the parcels and all
utilities have been brought to the property.
It is important to note that much of the land within Mohave County's
total acreage of 8,503,000 is held by public entities and unavailable
for development similar to most of Arizona. Most of Mohave County
between Lake Havasu City and Bullhead City is constrained from future
development being designated BLM , State, Federal and Indian Reservation
land holdings. Arizona Gateway is bordered by BLM land on the east
and south and Arizona State Land on the west. Interstate 40 provides
the northern border of the project. Arizona gateway ownership controls
most of the developable land at the intersection.
As major marketing efforts are currently underway and many premium
pads are available at the Arizona Gateway. The marketing is under
